We broker industrial and storage real estate. IOS yards, truck parking and terminals, warehouse, small bay and flex, RV and boat storage, and industrial land. We represent sellers and landlords, and we source off-market deals for buyers. We do not do retail, office or residential.

Paved or stabilized yard, usually fenced, used to store trucks, trailers, containers, equipment or materials. The building on it, if there is one, is usually small and beside the point. IOS is priced on usable acreage, permitted use, access and coverage, not on building square footage. That is why generalist brokers price it wrong.

Nothing. A broker opinion of value is complimentary and carries no obligation to list. We do them because owners who know their number come back to us when they are ready to sell.

No. You get the number and the comps whether you sell this year, in five years or never. If it does not make sense to sell right now, we tell you that.

Yes. Nothing is published, listed or shared. Your tenants, competitors and neighbours do not find out. A large share of our closings never hit the open market at all.

Automated estimates are built on residential sales data and do not price a truck yard, a cross-dock or an IOS site. A broker opinion of value uses what comparable industrial properties actually closed at, current rent comps by acre and by foot, zoning and permitted use, and who is bidding on that asset class right now. Most of that data is not public.

You hear back within two business days. A full written opinion of value with comps usually follows within a week, faster if the property is in a submarket we trade in constantly.

The address, the property type, and a phone number. Acreage, building size, current rent and lease expirations help sharpen the number, but we can start without them.

Yes. The firm brokers nationally and has an office in Philadelphia as well as Fort Lauderdale. In a state where we are not licensed, the transaction runs through a locally licensed brokerage that handles the paperwork and is the brokerage of record there. That relationship is named on the marketing and in the listing agreement.

Both. Sellers and landlords get representation and confidential valuations. Buyers get off-market sourcing in the asset classes we trade. The valuation form on this site is for owners.

Often. A large share of our closings never hit the open market. If you want the property sold without your tenants, competitors or neighbours knowing it is available, say so at the start and we run it that way.
