Automated estimates run on residential sales data. They do not price a truck yard, a cross-dock or an IOS site, and they have no idea whether your yard use is permitted.
A broker opinion of value uses what comparable industrial properties actually closed at, current rent comps by acre and by foot, the zoning and use read, and who is bidding on that asset class right now. Most of that never reaches a public website.

Yes, and it is the core of what we do. IOS yards, truck parking, terminals and cross-docks price on coverage, permitted use, trailer count and access, not on building square footage. Generalist brokers price them wrong in both directions.
