Zillow does not price a truck yard. LoopNet shows you what did not sell. A broker opinion of value is built from what actually traded, what it traded at, and who was bidding. Most of that never reaches a public site. Here is what is in yours.

Contents of a broker opinion of value. Figures are withheld until we speak.

The ISB advantage

Why owners call us first

Eight things a specialist does on an industrial or storage deal that a generalist shop does not. Each one shows up in the price, or in whether the deal closes at all.

  1. Industrial and storage is all we do

Every deal this firm has closed since 2024 has been industrial or storage. We price a yard, a bay or a terminal off what those assets trade for, because we are not also chasing office, retail or apartments.

Six asset classes. No office, no retail, no residential.

  2. A buyer list built one deal at a time

Institutional IOS funds, 1031 exchange buyers, owner users and local operators. We keep notes on what each one has paid for and what they walked away from, so a listing goes to the buyers who will bid on it rather than to a mailing list.

Matched to your asset before the listing goes live.

  3. Every listing goes out fully underwritten

Rent comps, sale comps, lease rollover and the upside case, done before the first call. Buyers then argue against our numbers instead of writing their own.

Sale comps, rent comps, rollover, upside. On day one.

  4. A large share of our closings never hit the open market

Some owners cannot have a sign on the fence or a listing their tenants can read. We run those quietly, straight to the buyers who fit. The property never appears on a public site.

Discretion for the seller. First look for the buyer.

  5. Ground truth, municipality by municipality

Zoning in Broward is set city by city rather than by the county, so a permitted yard use in one municipality can be a nonconforming one a mile away. We check the governing city, the overlay and the truck route before we price anything.

We walk the site. We do not underwrite from a desk.

  6. Coverage where Florida industrial actually is

The Tri-County is the home market. The same six asset classes trade up the state through Tampa, Orlando, Jacksonville, Lakeland, Ocala, Fort Myers, the Treasure Coast and Sarasota, and we work them off the same buyer list.

Tri-County first, statewide when the buyer pool is statewide.

  7. You see the marketing while it is running

Impressions, page views, confidentiality agreements signed, who is circling and what they said about it. You get that in writing while the listing is still live.

The same numbers we are looking at.

  8. A straight answer before you spend anything

If the deal does not pencil, or you would do better holding another year, we say so before you spend a dollar. A valuation that tells you not to sell is still worth having.

Free, confidential, no obligation to list.

Antonio Di TomoInvestor · Florida

Phil was the listing broker for a property that I recently sold. Because of his knowledge, perseverance, and personality, the transaction went very smoothly. I would definitely work with Phil again, and I would also refer other people to him.
