Opa-locka carries a general aviation airport with real runway length, a heavy industrial base around it, and a land basis well below Doral or Medley. That has made it the release valve for operators priced out of the airport submarkets, and the demand has been steady rather than dramatic.

The character is mixed and it matters. Some of the best yard and terminal sites in north Miami-Dade sit here, alongside older stock and parcels with real environmental history. Due diligence on an Opa-locka site is heavier than on a comparable Medley one, and pricing has to account for that honestly rather than discover it late.
