Outside the tri-county, what you are hiring is the asset class and the buyer list. We do not do retail, office or residential. The narrowness is the point: it is why the pricing is right and why the buyer list is real.

  • Industrial outdoor storage. Yards, contractor and fleet storage, container and chassis. Roughly one acre of usable, unencumbered land and up.
  • Truck parking and terminals. Staging, drop lots and cross-dock terminals on the freight corridors.
  • Small bay and flex. Roughly 1,200 to 15,000 SF units. The tightest product in almost every Florida market.
  • Warehouse. Owner-user, single tenant and multi-tenant, dock-high and grade-level.
  • RV and boat storage. The asset class that travels, because its buyer pool is national.
  • Industrial land. Priced on what the zoning permits today, not on a rezoning that may never come.

A broker opinion of value uses what comparable industrial properties actually closed at, current rent comps by acre and by foot, zoning and permitted use, and who is bidding on that asset class right now. Most of that data is not public. Phil concludes every number himself.
