The CSX Central Florida Intermodal Logistics Center at Winter Haven is the biggest inland rail terminal in the state, and it changed this market permanently. Containers arriving at Florida ports move inland by rail and are distributed from here, which put a rail-served distribution hub in the middle of the peninsula where none existed before.
Everything else followed. Big-box distribution built around the terminal, truck staging and drayage grew behind it, and the older Winter Haven and Auburndale industrial stock found a new purpose. The land basis is still a fraction of either coast.

The CSX Central Florida Intermodal Logistics Center is the largest inland rail terminal in the state, and it put a rail-served distribution point in the middle of the peninsula where there had never been one. Distribution, drayage, container storage and staging all located here because of it, and land near it is priced against that.
It is priced on usable and unencumbered acreage, permitted use, ground condition and drainage, access and turning, and how close it sits to the terminal gate. Not on building square footage. Proximity does real work in this specific market in a way it does not everywhere.
Yes, more than on either coast, which is the advantage Polk County has. What varies enormously is whether a given parcel has the entitlements, the utilities and the access a buyer needs today. That is what we check first, and it is what sets the price.
