Land, and access to it. Orange County ran short of sites with genuine interstate access years ago, and Osceola still has them on the Turnpike and near I-4. A buyer gets the Orlando labour market and the Orlando customer base at a land basis Orange cannot match. That is the whole argument, and it has not changed.

The demand signal on this corridor is unusually well documented. Truck parking demand in parts of Florida runs above 150 per cent of supply, and I-4 has roughly 90 public spaces for about 18,000 trucks a day. The state is adding 917 public spaces along the corridor with federal money, and FDOT has said Osceola and Orange County projects start in 2027. That tells you where the freight queues; it does not remove the private demand.
