Sanford anchors the north end of the Orlando metro, with Orlando Sanford International, a working rail corridor along Lake Monroe, and I-4 and SR 417 crossing the county. It carries an older, genuinely industrial base that most of Seminole County does not: yard, service, distribution and manufacturing rather than office park flex.
It is also where the corridor’s freight problem is being addressed first. The federal transportation department and FDOT broke ground in June 2026 on five I-4 truck parking projects funded by a $180 million grant, adding 917 spaces, and the first three sites are in Seminole and Volusia counties with completion scheduled within a year.

It is evidence, not competition. The 917 new spaces are public rest capacity along the interstate, and the first three sites are in Seminole and Volusia. What that funding proves is that demand on this corridor exceeds supply badly enough for the federal government to intervene. Private staging, drop lots and terminal space are a different product with different customers, and the underlying shortage is why both exist.
It serves a different one. Sanford carries older, genuinely industrial stock with yard and rail that the Orlando airport submarket does not have, at a land basis the south metro cannot match. Tenants who need to store things outside, run equipment or take rail end up here.
