Core market / Q2 2026 softened, and we say so

Palm Beach behaves differently from the two counties below it because supply is not fixed here. Land runs west toward Wellington, Royal Palm Beach and the agricultural interior, and the county can still deliver new product when the demand justifies it. Pricing follows that, and so does the cycle.

What most people get wrong

What the soft quarter actually means for you

That county average is dominated by warehouse buildings, and it is not one market. Modern buildings with efficient loading and adequate power are still holding their price. Older product with tight truck courts and thin power is carrying the discount, and it is carrying most of it.

Yard, outdoor storage and truck parking are a separate market again. They price on usable acreage and permitted use, not on warehouse rent per square foot, and they did not move with the building numbers. If you own a paved, fenced, correctly zoned site off Australian Avenue or on the Beeline, a headline about county asking rents is not a headline about you.

  • Industrial outdoor storage. Riviera Beach, Mangonia Park and the western county. Priced on the dirt, and not on the building market that softened this quarter.
  • Warehouse. The county’s largest category, and the one where modern loading and power now separate the winners from the rest.
  • Small bay and flex. High Ridge, Congress and Boca. Still tight, still the hardest thing for a tenant to find.
  • Truck parking and terminals. The Beeline, US-27 and the Turnpike corridor.

  • Industrial land. Genuinely available here, which is what separates Palm Beach from Broward and Miami-Dade.

Questions owners actually ask

That depends entirely on what you own, and it is not one market. The county average fell 3.5% in the quarter to $15.32 PSF, on a second straight quarter of negative absorption. But that average is dominated by warehouse buildings. Yard, outdoor storage and truck parking price on usable acreage and permitted use, and they did not move with it.

Yes, and for a reason that has nothing to do with the quarterly building numbers. Yard product is priced on land that is correctly zoned and legally usable for open storage, and that supply is not growing. Riviera Beach, Mangonia Park and the western county still hold real yard sites, and the buyer pool for them is national.

The honest answer is that the spread between a modern building and a tired one has widened this year, so the county average is a poor guide to any single property. Clear height, truck court depth, power capacity and the rent roll are doing most of the work. Phil sets the number himself after he has seen the building, and the valuation costs nothing.
