The Australian Avenue and 45th Street corridors are the industrial spine of Palm Beach County, and they run straight into Riviera Beach, Mangonia Park and the Port of Palm Beach. It is a genuine working district: marine industrial, contractors, distribution, service trades and the county’s best yard product, all inside a few square miles.

The county building market softened in the second quarter of 2026, and we would rather say so on the page than let you find it elsewhere. Vacancy moved to 8.0 per cent, average asking rents fell 3.5 per cent to $15.32 PSF, and absorption was negative for a second straight quarter. Those are county figures for buildings, published by Berger Commercial Realty. Yard, outdoor storage and truck parking are a separate market and did not move with them.

  • Industrial outdoor storage. Riviera Beach, Mangonia Park and the Beeline. Priced on the dirt, and it did not move with the building numbers.
  • Warehouse. The county’s largest category, and the one where modern loading and power now separate the winners.
  • Small bay and flex. Still tight, and still the hardest thing for a local tenant to find.
  • RV and boat storage. Boat and RV storage against a dense marine population, with room to build west.
  • Truck parking and terminals. The Beeline, the Turnpike and US-27 corridor.
  • Industrial land. Genuinely available here, which is what separates Palm Beach from Broward and Miami-Dade.

It depends entirely on what you own, and it is not one market. The county average fell 3.5 per cent in the quarter to $15.32 PSF on a second straight quarter of negative absorption. That average is dominated by warehouse buildings. Yard, outdoor storage and truck parking price on usable acreage and permitted use and did not move with it.

For yard and marine industrial, yes, meaningfully. Riviera Beach carries the port, the marine trades and the county’s strongest outdoor storage product, and its buyer pool is not the same one bidding on an Australian Avenue warehouse. We market them differently because they sell differently.

Clear height, truck court depth, power capacity and the rent roll are doing most of the work right now, and the spread between a modern building and a tired one has widened this year. That makes the county average a poor guide to any single property. Phil sets the number himself after seeing the building, and the valuation costs nothing.
