Pompano Beach is where Broward keeps its trades. The Copans Road corridor and the Andrews Avenue belt hold block after block of 1970s and 1980s concrete bays, contractor yards, fabricators and service businesses, and the tenant base underneath them is as deep and as sticky as anything in Hialeah.

It is also one of the few Broward cities that has published its own industrial zoning clearly enough to make outdoor storage workable, which is why so much of the county’s yard product sits here. That is a city-level fact, not a county one, and it is exactly the kind of thing that separates two sites a mile apart.

Broward has no countywide industrial code and every city writes its own, and Pompano Beach publishes industrial districts that make outdoor storage workable where several neighbouring cities do not. Add the Copans and Andrews corridors, I-95 access and a land basis below central Broward, and the yard product concentrated here.

It is priced on usable and unencumbered acreage, on what the city code permits you to store and stack, on paving and drainage, and on access and turning. The building, if there is one, is support. Apply warehouse maths to a yard and you land materially light, which is the most common and most expensive pricing error on this product.

Owner-users who have been leasing and want to stop, private and family capital that understands the tenant base, and national industrial outdoor storage investors who have been buying this asset class hard since it institutionalised. They price the same site differently and you want all three aware of it.
