Phil has been in real estate since 2020 and has spent all of it in industrial and storage. He works IOS yards, truck parking and terminals, warehouse, small bay flex, RV and boat storage, and industrial land. He holds active sales associate licences in Florida and Pennsylvania.
Sellers get underwriting and marketing built on what comparable industrial assets actually closed at, not on a residential model. Buyers get off-market access and a straight answer on what a deal pencils at. If a deal does not pencil, we say so.

How a listing runs here
We price it before we market it
Comparable industrial closings, rent comps by the acre and by the foot, zoning and permitted use, and who is actually bidding on that asset class right now. Most of that data is not public.
We take it to the buyers who already own this product
Listing platforms reach the market. A named list of owners and operators in your asset class reaches the people who close. A large share of our closings never hit the open market at all.
You get a written report while it is live
Impressions, page views, confidentiality agreements signed, who is circling and what they said. Not a monthly reassurance email.
We tell you when the answer is do not sell
If the number does not work today, that is the advice. We would rather have the relationship than the listing.
