Plant City sits on I-4 at the eastern edge of Hillsborough, between the Tampa labour market and the Polk County intermodal terminal. That position, plus rail through the middle of town and a land basis well below western Hillsborough, is why distribution keeps expanding here.

Decades of packing, cold storage and produce handling left behind rail spurs, heavy power, large flat parcels and a workforce that knows industrial work. Those are expensive things to create from scratch and they are already here.

Three things, and none of them is the acreage. Frontage or fast access to I-4, whether rail is available or already spurred in, and whether the zoning permits the use today. A buyer pays a real premium for entitlements and utilities that already exist over a rezoning that might arrive in eighteen months.

Usually it helps, and sellers underestimate it. Packing and cold storage operations left behind heavy power, rail spurs, large flat sites and drainage, and those are expensive to create. What needs checking is whether any of it carries environmental history, because that is better known before marketing than during due diligence.

That depends on the site and it is worth answering before you go to market. A developer prices land and entitlements, an industrial buyer prices what is built and what it earns. On a rail-served Plant City parcel those can be very different numbers. We run both.
