Miami-Dade County
Gratigny
industrial.
North Miami-Dade's distribution corridor along Gratigny Parkway.
Core market / Phil works this one in person
Gratigny is a corridor name, not a city. It runs along Gratigny Parkway north of the Miami-Opa Locka Executive Airport and covers unincorporated county land plus parts of Opa-locka and Hialeah.
The parks here are large and modern: Prologis Gratigny Industrial Park, Kurv Gratigny and Centergate at Gratigny. CBRE reported Ryder taking 409,000 square feet in Hialeah in the second quarter of 2026, a sign of the fleet and logistics demand in this corridor.

The rules
Who sets the zoning in Gratigny
Gratigny spans three jurisdictions: unincorporated Miami-Dade, Opa-locka and Hialeah. Each writes its own rules, and a Hialeah address can sit in the corridor next to a county parcel.
Unincorporated Miami-Dade falls under the county zoning code, whose industrial districts are IU-1, IU-2, IU-3 and IU-C. The county code does not name truck parking, trailer storage or container storage as permitted uses, so the county's zoning director decides whether a yard use counts as similar to one the code permits.
