The rules
Who sets the zoning in Pembroke Pines
Pembroke Pines writes its own code. The city describes the Bergeron Park of Commerce and Industry as zoned from limited to general heavy industrial, M-1, M-3 and M-4, and the Chapel Trail centers as zoned up to M-2, medium industrial.
District letters set the outer edge. Site plan approvals and recorded restrictions inside each park can narrow what a buyer may do, so read both before you price.

It sets the outer edge. The park's approvals and any recorded covenants can narrow it. Read all three before you set a price.
