Miami-Dade County
Airport West
industrial.
The freight forwarder district west of Miami International Airport.
Core market / Phil works this one in person
Airport West is a submarket, not a city. Brokers use the name for the industrial belt west and northwest of Miami International Airport, and it spans parts of Doral, Miami, Sweetwater, Miami Springs and unincorporated county.
NW 25th Street runs through the middle of it, lined with freight forwarders and customs brokers who need to reach MIA cargo fast. Distribution parks such as the Dolphin Commerce Center sit at its western end.

The rules
Who sets the zoning in Airport West
Airport West has no single zoning code. A parcel here falls under Doral's, Miami's, Sweetwater's or Miami Springs' own code, or under the county code if it sits outside all of them. The mailing address does not tell you which.
Unincorporated Miami-Dade falls under the county zoning code, whose industrial districts are IU-1, IU-2, IU-3 and IU-C. The county code does not name truck parking, trailer storage or container storage as permitted uses, so the county's zoning director decides whether a yard use counts as similar to one the code permits.
