Southwest Florida runs on a single spine. I-75 is the only interstate between Tampa and the Everglades, and Lee, Collier and Charlotte counties all hang off it. The Alico Road corridor beside Southwest Florida International is the region’s industrial centre, and almost everything of scale has landed there.
The demand story here is trades. A decade of population growth and storm rebuilding produced an enormous contractor, marine and service economy, and that economy needs yard. What it runs into is zoning: across Southwest Florida, industrial outdoor storage is often restricted to heavier industrial districts and can need special approval on top. Supply is short because the entitlements are short, not only because the land is.
