Demand comes from state agencies and their contractors, two universities, regional healthcare, utilities and the construction and service trades that keep all of it running. It is not a freight market and pretending otherwise gets the pricing wrong.

What it does have is stability and I-10. Government employment does not cycle the way logistics does, which makes the tenant base unusually steady, and the interstate makes Tallahassee a workable regional distribution point for the eastern panhandle and south Georgia.
