Ocala is a land story. It sits on I-75 at roughly the midpoint of the peninsula, inside a one-day truck drive of most of Florida and a large part of the Southeast, and the dirt costs a fraction of what it costs in the tri-county. That is why national distribution built here through the last cycle and why the corridor keeps absorbing large-format space.

There is a second demand driver here that no other Florida market has at this scale. Marion County is the centre of the state’s horse economy, and the World Equestrian Center pulls trailers, rigs, equipment and seasonal traffic that need somewhere to sit. That is storage demand, and it is not seasonal noise.
