Yes, and it is the main structural reason Manatee has more industrial land inventory than Sarasota. The port handles containers, bulk, fruit juice and vehicles, it has rail, and the land around it is zoned and served for industrial use. That combination is why distribution chose Palmetto and Ellenton over anywhere else on this stretch of coast.

They are complementary rather than competing. Sarasota is a service and small bay market with almost no land. Manatee has the port, the acreage and the distribution product. An owner in one should understand what the other is doing, because tenants and buyers move between them constantly.
